Bookings are for sole occupancy.

You do not share the cottage with any other party.

The rates are for the cottage and not per person.

Price per night/day for two adults:              £30

Price per night/day for a family (up to 4):    £35

Price per night/day for four adults:             £45

Minimum stay is for five consecutive nights unless booked within 7 days of date required


Additional Charges:

Electricity charge: 20p per unit

Normally, we receive payments by cheque or through our bank account online or paid at the bank. This is our preferred method of payment.

If time is short we can accept cash or an instant payment using PayPal (Booking Fees + 4% PayPal charge).

PayPal is the way for us to accept credit card payments.

PayPal is widely used on line for making payments, and you do not have to have a PayPal account to do so.

Just let us know and we can arrange to send you a PayPal invoice.

Our pricing policy is simple; a low-season rate all-year-round. Book early to grab bargain peak-season dates.

You pay for the cottage, according to size of group.

You may book any number of consecutive days subject to a minimum of five days and availability.

You do not have to book only full weeks.

We prefer you bring your own sleeping bags, sheets, pillow cases and towels, but if you want us to provide these, we will do so at the following rates:-

Sheets and pillow case;  £6  per person

Towels;  £3  per person

We are keeping our fees down by not providing a TV and telephone, which not everyone wants or needs. You may bring a battery operated portable TV, which can be used under the terms of your own TV licence. Mobile phones work inside the cottage but signal levels are variable and not always good depending on the network used.

Many rented cottages incur an additional charge for cleaning at the end of your stay. Cleaning costs £25.  Abide by our terms and conditions and leave the cottage in a clean and tidy state (as you should find it on arrival ) and you can save money. When you arrive at the cottage if you find the visitors before you have not left it clean and tidy, then phone us immediately as this will affect their refundable deposit.

Before vacating the cottage, we ask you to comply with the checklist that is in the back of  the 'Cottage Manual'and is given to you when you receive the keys.

It is understood that when you book the cottage you have read the Terms and Conditions and agree to abide by them.


Reservations confirmed by phone, letter or email must be secured by a refundable deposit within 7 days.

Minimum reservation is for five consecutive days except for last minute bookings within 7 days of the day wanted.

A refundable booking deposit of £50 will act as a reservation deposit and security against damages, excess cleaning and loss of keys etc..

The full rental fee must be received not less than 7 days before the start date booked.

Full payment. In the event you cancel at short notice, we will try to find a replacement booking. However, since we do not ask for full payment until only 7 days before your start date, a refund might not be possible once full payment has been received.
Deposits. Less charge for electricity used and any justifiable deductions, deposits will be returned 14 days after vacating the cottage. If you have to cancel, then provided  we have 21 days notice a full refund will be given. For a lesser period of notice, a refund will be at the owner's discretion subject to finding a replacement booking, and will be on a pro rata basis. No refunds should be expected for less than 7 days notice.

The cottage will be available for occupancy from 14:00 on the first day, or earlier by agreement if no visitors are vacating the cottage that day.

Please vacate by 12:00 on the day of departure. You may leave later by agreement if no visitors are arriving that day.

Please ensure you do everything on  the checklist supplied  before vacating the cottage. Ensure the cottage is cleaned and tidy (unless you have paid a cleaning charge of £20) as you should find the cottage on arrival. Ensure the water is turned off at the main stopcock and the electricity is turned of at the consumer unit and all windows and doors are locked. Return the completed checklist with electricity readings to the owners by post or email (scanned), so that deposit (minus cost of electricity) can be refunded.

ELECTRICITY. Meter reading to be recorded on the checklist when arriving at the cottage and again on departure. Electricity is charged at 20 pence per unit.

A large supply of wood is normally available in the wood store for use in the multi-fuel stove. Some of the wood might require chopping. The wood is supplied gratis when available. Suitable coal can be obtained from a local merchant in Blaenau Ffestiniog.

If possible, please provide your own sheets/duvet cover (for standard single mattress), pillow cases, or sleeping bags (recommended), towels & toiletries etc. Extra blankets and pillows are supplied. Also take your own tea-towel for washing up. There will be an extra charge for providing bed linen and towels if requested.

Please take care of the facilities and ensure they are left in a clean condition, as you would wish to find them (and should have found them on arrival); Unless you have paid for the cottage to be cleaned after you vacate, please consider the visitors coming in after you.. Refer to the 'Cottage Manual' for the correct use of appliances. Please report immediately any appliance not functioning corrrectly or is broken.

Please provide a replacement for breakage of mugs & plates etc. If unable to do so, please notify us as soon as possible, so we can provide a replacement before the next visitors arrive.

It is now a legal requirement that smoking in shared public areas is prohibited. Inside the cottage is a; “NO SMOKING” zone. Please be considerate when disposing of cigarette ends. Do not litter the garden or the local environment.

Pets are not allowed for hygiene reasons and in case anyone visiting the cottage has an allergy to animal hair.

NEIGHBOURING GARDENS.   Please do not trespass on neighbouring cottage gardens for any reason

Please use the car parking areas when possible . Ensure that  Emergency Vehicles and neighbours' vehicles have access at all times. There is parking at the end of the terrace and there is parking in a car-park area on the road opposite the footpath leading to the garden of the cottage.

Four persons (maximum). A baby is not included in the head count.

WINTER BOOKINGS.  In the winter, should the water supply be freezing, the electric shower might not heat the water sufficiently to meet your comfort requirements. There are other means for heating hot water for washing. Plans are in hand to improve the shower performance for next winter 2014/2015

The owners bear no liability for personal injury however caused whilst on the premises.  Protection devices are installed including: - fire alarm, fire extinguishers, and earth-leakage breaker in the electrical supply to safeguard the electrical supply. Please consult the ‘Cottage Manual’  to find out the correct use of appliances etc. It is advisable to have personal injury insurance
